Investing is often painted as a path to easy riches, but anyone who’s been through a financial storm knows the journey isn’t always smooth. Behind every success story, there are moments of stress, uncertainty, and tough choices. If you’re thinking about diving into the world of real estate or any other investment, it’s crucial to understand that it isn’t for the faint of heart.

Take, for example, a client of mine—a smart, diligent woman who owned a rental property. Things were going well until her most recent tenant moved out. That’s when the real challenges began. First, she discovered the foundation needed major repairs. Then, plumbing issues surfaced under the home. By the time everything was fixed, she had spent over $35,000 and had gone five months without rental income. It was a gut-wrenching experience, both financially and emotionally.

This story isn’t meant to scare you away from investing, but to highlight a reality: setbacks and surprises are part of the process. Even with careful planning, things can—and sometimes will—go wrong. The key is to be prepared, both mentally and financially, for the storms that may come your way.

  • Have a safety net. I always suggest that anyone considering a rental property should have at least six months’ worth of mortgage payments and utilities in reserve. This cushion can be the difference between weathering a storm and facing financial ruin.
  • Expect the unexpected. From sudden repairs to vacancies, surprises are inevitable. Building flexibility into your financial plan will help you stay calm and focused when challenges arise.
  • Focus on the long game. Rental properties can be profitable and are often a great investment for future wealth. But patience and resilience are just as important as cash flow and appreciation.

Investing isn’t about avoiding storms—it’s about learning to navigate them. If you’re ready to take the plunge, make sure you’re prepared for the journey ahead. The rewards can be great, but only if you’re willing and able to weather the tough times, too.
